MAINTENANCE: Our property management team handles all maintenance calls, no matter the size. OWNER’S PORTAL & FINANCIAL REPORTING: With 24/7 access to your Owner’s Portal, you can keep a keen eye on your financial reports inclusive of profit and loss statements and balance sheets. Review copies of all invoices charged to your property and view the status of open work orders.
LEASE RENEWALS/RENT INCREASES: We coordinate and prepare lease renewals and rent increases at no additional cost. We also perform a comparative market analysis each time your tenant’s lease is up for renewal to ensure accurate valuation. We will recommend warranted rent increases helping you maximize returns and remain competitive with the market.
LEGAL NOTICES: California landlord/tenancy laws are constantly changing. Our membership to the California Association of Realtors grants us access to top notch attorneys who not only keep us abreast of new law but are available to answer questions and guide us through new regulation. We further assist by posting any required notices to tenants to ensure legal compliance.
RENT COLLECTION: Tenants have the option to pay via an online Tenant Portal using ACH or a credit card. They can also mail or deliver rent payments in person, providing flexibility and ease for rent collection. Tenants are also provided online access to their ledgers.
NO LEASING FEES: Most property management companies charge a leasing fee equal to one month’s rent on top of the property management fee. With Regal you will never pay a leasing fee, saving you thousands each year!
